By Friday morning, the financial collapse of the Sterling Development Group was moving at a terrifying speed.
The news of the stop-work order at Apex Tower had triggered an immediate audit by the firm’s primary lender, Western Capital. When their auditors arrived at the Sterling headquarters in downtown Denver, they didn't just find a halted construction project; they discovered a catastrophic web of financial manipulation, forged escrow records, and unpaid subcontractors.
I sat in the executive conference room of my own firm, Vance & Associates, located on the forty-fifth floor of a sleek glass tower overlooking the city.
Beside me sat Arthur Pendelton and Special Agent Robert Vance from the FBI’s Financial Crimes Division—a man who had been investigating regional real estate fraud schemes for over a decade.
“Valerie,” Agent Vance said, laying out a thick blue ledger across the glass table. “We’ve completed our initial review of the collateral documents Arthur Sterling submitted to Western Capital to secure his forty-million-dollar construction line last year.”
I looked down at the document. It was a corporate guarantee form bearing my professional signature, my engineering license stamp, and a notary seal.
Except I had never seen this document in my life.
“It’s a forgery,” I said softly, tracing my finger over the fake signature. “Arthur Sterling forged my signature and my firm’s corporate backing to convince the bank that Apex Tower had guaranteed professional coverage.”
“Not only did he forge your signature,” Agent Vance revealed, his face grim, “he used your personal Capitol Hill penthouse as secondary asset collateral on a three-million-dollar bridge loan from an offshore private equity group in the Cayman Islands.”
A cold, lethal fury flushed through my veins.
Arthur Sterling hadn't just tried to bully me into giving my apartment to his mother because she was ‘tired of climbing stairs.’ He was trying to take physical possession of the property so he could transfer the deed to his offshore creditors before his loan defaulted!
The entire dinner at the Cherry Hills mansion—the announcements, the demands, the $2,400 monthly allowance expectation—was a staged setup designed to force me into signing over the property under emotional duress before his fraud was exposed!
“They were drowning,” Arthur Pendelton added, shaking his head in absolute disgust. “Arthur Sterling was less than thirty days away from complete financial insolvency. He needed your apartment to satisfy a collateral call from his offshore lenders.”
My phone chimed on the table. It was a text message from Natalie:
“Valerie, Victoria is liquidating her jewelry and family art collection to post Diego’s $150,000 cash bail. They just left the courthouse. Arthur is panicking—his board of directors just called an emergency meeting to vote on his removal.”
I looked up at Agent Vance. “Agent Vance, how long until your division issues formal federal arrest warrants for corporate fraud and forgery against Arthur Sterling?”
“The grand jury is convening at two o'clock today,” Agent Vance replied, gathering his files into his leather briefcase. “By four o'clock, we will have warrants for Arthur Sterling, his chief financial officer, and anyone else who signed those forged bank documents.”

“Then let’s make sure they’re all in one place when the federal marshals arrive,” I said quietly.
